Affordable New Home Builders in Greater Cincinnati
Cristo Homes has built new homes in Greater Cincinnati since 1963. The company is family owned and run today by brothers Adam and Joe Cristo, who grew up in Middletown and came up through the building side of the business. It builds in Hamilton, Butler, Warren and Clinton counties in Ohio and in Campbell County in Northern Kentucky.
There are twelve active communities across eleven towns, with homes priced from the mid $200s to the mid $600s. The buyers are mostly first-time and second-time buyers, and people moving out of a larger house into something attached and lower maintenance. The product mix follows from that: two-story townhomes, attached one-story patio homes, paired townhomes, and detached ranch and two-story designs. Most plans include a basement, and many include a finished lower level.
Four communities carry a Community Reinvestment Area tax abatement, which holds property taxes at the land value for a set term after closing. Morningside in Forest Park carries a 100 percent abatement for fifteen years. Anderson Place in Madisonville carries a 100 percent abatement for ten years on up to $300,000 in value, through the City of Cincinnati. Enclave at Mariemont carries 50 percent for fifteen years. Timber Glen in Wilmington carries 100 percent for five years. Homes at Winding Walks in Sayler Park are eligible for Cincinnati's Lift Tier abatement. Plans vary by community — not every plan is offered in every neighbourhood, because lot width, grade and whether the home is attached all decide what fits. Work and commuting
Greater Cincinnati is a headquarters region. Kroger, Procter & Gamble and GE Aerospace are all headquartered here, and Cincinnati Children's is one of the largest employers in the metro. Cristo communities are placed around the interstates those commutes run on. Anderson Place is a minute from I-71 and directly across from Medpace. Townes at Harpers Mill reaches both I-71 and I-275, which puts downtown, Kenwood and Blue Ash inside an easy drive. Havenwood, Heritage Landing and Arlington Parke sit on the I-75 corridor between Cincinnati and Dayton. Reserve at Bellevue is minutes from downtown across the river.
School districts
District is usually the first thing buyers ask about and it varies community by community, sometimes in ways the town name does not predict. Havenwood is in Middletown but is served by Lebanon City Schools, in Warren County. Anderson Place and Winding Walks are both Cincinnati Public Schools. Enclave at Mariemont is in the Mariemont School District, Townes at Harpers Mill in Sycamore, Clearview Crossing in Springboro, Morningside in Winton Woods, Heritage Landing in Middletown, Indian Walk in Three Rivers Local, Arlington Parke in Madison, Timber Glen in Wilmington, and Reserve at Bellevue in Campbell County, Kentucky. Tax abatement
Several communities sit inside a Community Reinvestment Area, which abates property tax on the improvement for a set number of years after closing. The buyer still pays tax on the land. On a new home that is the larger share of the bill, so the effect on a monthly payment is real and it is written into the county record rather than offered as a promotion. How much does it cost to build a new home in Cincinnati?
Cristo homes in Greater Cincinnati run from the mid $200s to the mid $600s. Where a home lands in that range depends on the community, whether it is attached or detached, the plan, the square footage and the options selected. How long does it take to build?
A to-be-built home generally takes several months from contract to closing, and the schedule depends on the plan, the community and the permitting authority. What is included in the base price?
Cristo includes items many builders charge for, including nine-foot first-floor ceilings on most plans, a basement on most detached plans, quartz kitchen tops and smart home features. What is included varies by community and plan, so the community page and the included features list are the place to check.
Which school district will my home be in?
It depends on the community, not on the town. Havenwood is in Middletown and is served by Lebanon City Schools. Anderson Place and Winding Walks are Cincinnati Public Schools. Every community page names its district and its assigned schools.
Do Cristo homes qualify for a tax abatement?
Some do. Morningside carries 100 percent for fifteen years. Anderson Place carries 100 percent for ten years on up to $300,000 in value. Enclave at Mariemont carries 50 percent for fifteen years. Can I build on my own lot?
Cristo builds inside its own communities. The site plan, utilities, grading and street work are developed by the company's land development arm before homes are started, which is what keeps the pricing where it is.
Do you build townhomes as well as detached homes?
Both. Anderson Place, Enclave at Mariemont, Havenwood, Morningside, Reserve at Bellevue and Townes at Harpers Mill are attached. Heritage Landing is attached one-story patio homes. Arlington Parke, Clearview Crossing, Indian Walk, Timber Glen and Winding Walks are detached.
